House Leveling & Foundation Repair

Bring a settling house back to level.

Sloping floors, sticking doors, cracks that keep coming back — they usually mean the support under the house has moved. We find why, jack the structure back to true, and rebuild the footings, posts, and beams that let it settle.

Structure surveyed first Fix the cause, not the crack
When to have it looked at

A house rarely settles evenly — and it won't fix itself.

When one part of a home drops, you feel it everywhere: a floor that tilts toward one corner, doors that won't latch, tile and drywall that crack in the same spots no matter how many times they're patched. Along the shore, damp crawlspaces and older post-and-beam construction speed it along.

We survey the structure to see exactly how far and where it's moved, jack it back to level in controlled stages, and replace the footings, posts, and beams that failed — so it stays put this time.

Leveling questions

Why are my floors sloping or bouncy?
Usually the support below has moved: settled footings, undersized or rotted crawlspace posts and beams, or joists that have sagged over time. Along the shore, moisture and old construction make this common. We find the cause before we set anything back to level.
Can you level the house without a full elevation?
Yes. Leveling and elevation are different jobs. Leveling corrects a home that has settled out of true and repairs the support underneath, without raising the house to a new flood height. If you also want to be above the flood line, that's a full elevation.
How long does house leveling take?
Many leveling and foundation-repair jobs run days rather than weeks, since the house usually stays in place. The exact timeline depends on how much support needs to be replaced and the access to your crawlspace or foundation, which we confirm at the assessment.
