Its oceanfront and bay-side blocks sit low and close to the water, and much of the borough falls in FEMA AE and VE flood zones. Raising the home onto a new code-height foundation is the durable answer for property this exposed.
Bay Head's housing stock is older than most of the shore. Many blocks are lined with early-1900s shingle cottages on shallow brick or block foundations, set close together on narrow streets. That changes how a lift is planned: crews often have to stage steel and cribbing from the street rather than the yard, and owners usually want the new foundation finished so the house still reads as a Bay Head cottage, not a box on stilts. Most Bay Head lifts are older wood-frame homes going onto a taller block or pier foundation, with breakaway walls or flood vents below. On the oceanfront and the lowest bay-side lots that sit in a VE zone, the foundation has to be open pilings or piers instead, because a solid wall below the house isn't allowed where waves can hit.
